North Texas is a buyer's market — about six months of resale supply, 54 to 57 days on market, a third of listings cutting price. That is not a reason to panic. It is a reason to be deliberate instead of optimistic.
Not a Zestimate. What actually closed near you this quarter, and I will show you the comps so you can check my reasoning rather than trust it.
Sale price minus payoff, commissions, title, survey, the repairs a buyer will ask for after inspection, and any concessions. You should know that number on day one.
Listings that open high and chase the market down sell for less than listings that opened at a defensible number. I would rather have that argument with you in week one than week nine.
MLS syndication is table stakes. What moves a listing is agent-to-agent outreach and social distribution to a local audience that already follows me — plus my mom's, which is a bigger reach than most solo agents have.
In a buyer's market the price is often the least flexible part of an offer. Closing costs, leaseback, option period, repair amendment, appraisal gap. That is where you win or lose.
Tap any of these and your phone opens a message already written. Change it, delete it, send it as is — whatever. I answer texts faster than anything else, usually within a few minutes.
