Pre-qualification is a phone call. Underwritten pre-approval is a lender who already reviewed your income and assets. With this much inventory, that is what lets you negotiate terms instead of hoping.
Commute, schools, lot size, or monthly payment. Almost nobody gets all four. Naming it in the first conversation saves you two months of touring.
Especially new construction. Pre-drywall, final, 11-month warranty. You can inspect and negotiate repairs and still close in this market. That was not true in 2021.
